This one is more involved. It takes a conversation — I can’t value it without some information from you.
To do it properly I need to know what the place takes in, what it costs to run, how full it is, what the unit mix looks like, and whether anything needs fixing. That means a real conversation, not a form.
- You call or text me and we set a time. I answer. Not an assistant.
- We talk for about 15 minutes. I’ll ask about income, occupancy, unit mix, expenses and anything needing repair — worth having those in front of you.
- Then I go away and do the work. This isn’t a number I can give you off the top of my head, and you shouldn’t trust anyone who does.
- I either send you the written evaluation, or we get back on the phone and go through it together. Whichever you’d rather.

My name is Dave Torres. I taught elementary school for 32 years. When I decided I was done, I spent a full year getting ready before I ever turned in the paperwork.
Now I buy self-storage. Not as a broker — I’m not after a listing, and I’m not going to tie up your property and flip it to somebody else.
At the end of 2022 I had a facility in Aiken, South Carolina under contract. Five owners, every one of them in their late seventies or eighties. The place wasn’t even open. Trees growing up through the lot.
I couldn’t get it financed. That’s the truth of it.
So instead of walking away I assigned my contract to another owner in town so the closing still happened. I’d told those five people I would get them closed. They got closed, at the price I promised. I just wasn’t the one who ended up owning it.
That’s not the story a buyer usually leads with. I lead with it because it’s the one that matters. Anybody is easy to deal with when a deal is going well.
